3. NO CRIMINAL RECORD
4. LANDLORD REFERENCES
5. CREDIT CHECK WITH CREDIT REPORTING AGENCIES: EMPHASIS ON UTILITIES, MORTGAGE, AND AUTO PAYMENT HISTORIES.
6. NON SMOKING APPLICANTS ARE PREFERRED OVER SMOKING APPLICANTS.

In cases of multiple applicants at the same time, the strongest applicant history will be the determining factor.
